Every project is done together with experts for each discipline: architecture, building services, geotechnics, surveying, design checking and expert reports. The structure is designed and signed by Eng. Ursac Andrei Daniel; the other disciplines are signed by our partners, each for their own part. You have a single contact for the whole project.
The price depends on the complexity of the work and is calculated for each project individually, after we discuss what you need.

The complete design for the building permit and for construction: single-storey houses, houses with an upper floor or attic, villas and holiday homes.
What it includes
The architectural design, adapted to the plot and to the local rules
The structural design (foundations, walls, floor slabs, roof), with reinforcement details
The building services designs, the geotechnical study and the topographic survey, through our partners
The documentation for the building permit and the design check
What to send us for a quote
The urban planning certificate (certificat de urbanism), if you already have it
The title deed and the land register extract of the plot
A sketch or an idea of the house: how many rooms and floors, photos of what you like
Garages, sheds, gazebos, fences and household or farm outbuildings. First we tell you whether the work needs a permit, a notification or no formality at all.

The documentation for the permit or the notification, as the case may be

🗂️ Obtaining the paperwork, under a notarial power of attorney
We file the applications and follow the case for you: the urban planning certificate (certificat de urbanism), the approvals (avize) it requires and the building permit, based on a notarial power of attorney given by the owner and by any co-owners.
The power of attorney is made at a notary. The owner and all co-owners go, each with their original identity document; they can sign the same power of attorney. We do not need to be there: we give you the details of the authorised person (name, personal number, identity document, address). It is best to bring the title deed and the land register extract, so the property is described correctly, and to have the urban planning certificate, the approvals and the building permit listed expressly. If no term is written in it, the power of attorney ends after 3 years (Romanian Civil Code, art. 2015).

The application for the urban planning certificate, with the plans and the description of the work attached
Obtaining the approvals and consents required by the certificate
Filing the building permit application and following it until the permit is issued
